Strictly non-smoking

Our units are 100% non-smoking. There are no exceptions, no compromise, no "just this once" allowance. This includes:

This applies to every part of the unit — bedrooms, bathrooms, kitchen, balcony if enclosed, and the corridor immediately outside the door. If you smoke, please use the building's designated smoking area at street level.

The reason is practical, not moral. Cigarette smoke saturates soft furnishings (curtains, mattresses, carpets) and A/C systems. Returning a unit to a non-smoking state requires an industrial deep-clean — and it's unfair on the next guest, who booked with the same expectation you did.

Consequence: A confirmed in-unit smoking incident triggers a deep-clean cycle (carpets, curtains, mattresses, A/C filters, ozone treatment) billed to the booking at cost. Disputes are settled with date-stamped photos and, where needed, third-party air-quality testing.

No illegal activities

Our units are licensed short-stay accommodations registered under Malaysian tourism law. Use of the unit for any unlawful purpose is strictly prohibited. This includes, but is not limited to:

Every guest aged 12 and above is recorded in our guest register, as required by the Registration of Guests Act 1965 (Act 381). The register records each guest's name, nationality, home address, occupation, identity-card or passport number, the last place they arrived from and how they arrived, and the dates of arrival and departure. Under section 3(5) the register is kept for two years from the date of the last entry, and must be produced to a police officer or an authorised officer on demand.

If you are uncertain whether a planned activity is permitted (e.g. a small celebration, a casual work meeting), just ask us before booking — we'd rather have the conversation upfront.

Consequence: Confirmed illegal activity triggers immediate eviction without refund. The matter is reported to the building management and to the relevant Malaysian authorities. We co-operate fully with police, immigration, and tourism-board enquiries.

By making a booking or completing the check-in form, you consent to Kinetic Retreats Sdn. Bhd. collecting, processing, and disclosing your personal data for the purposes of stay administration, the statutory lodging-register obligation under Malaysian tourism law, payment processing, and the operational purposes of running this business — including transfer to overseas cloud service providers (e.g. payment processors, hosting providers).

Retention: ID images are deleted within 90 days of check-out. The guest register itself is retained for two years from the date of the last entry, as required by section 3(5) of the Registration of Guests Act 1965. Booking records are retained for accounting and tax-record purposes per Malaysian tax law.

Your rights: access, correction, and withdrawal of consent at kineticretreats@gmail.com. Withdrawal of consent during an active stay may require us to terminate the booking, as we have statutory obligations to maintain a valid guest register.

Disputes & contact


If something goes wrong — a billing dispute, a complaint about cleaning, a disagreement over damage — please contact us first. We've been hosting short-stays since 2017 and we'd much rather resolve things directly.

If we genuinely can't reach an agreement, the dispute is governed by the laws of Malaysia, with venue in Johor Bahru.
